now free clear discharged and unencumbered of and 
from all former and other grants titles Charges estates 
Judgements taxes assessments and encumbrances 
of every nature and kind whatsoever
And the Said Samuel Durborow for himself and his heirs 
the above described and hereby granted and released prem
ises, and every part and parcel thereof with the appur
tenances unto the said party of the second part his heirs 
and assigns against the said party of the first part and 
his heirs, and against all and every other person or persons 
whomsoever lawfully claiming or to claim the Same shall 
and will Warrant and by these presents forever defend
