obligation himself to do the same speedily and at his own expense
and, that all damages to said leased premises other than those
arising from the usual wear and tear of the same shall be repaired
by the party of the first part at his own expense and costs and the
said party of the first part does hereby covenant and agree to and with
the party of the second part that upon the expiration of this lease
where requested by the party of the second part at lease Three
months prior to the expiration of the term hereby granted he, the
party of the first part shall and will grant a further lease of
the aforesaid premises for the further term of Three years to
commence from the end of the term hereby granted at and under the
same yearly rent and containing therein the like Covenants and
agreements as are in these presents contained and the party of the
second part does hereby covenant and agree to and with the party of
the first part that if we the said party of the second part shall at
anytime make default in the payment of the rent of said premises then
it shall be optional with the party of the first part to declare this
lease at an end and he shall be entitled to the possession to the possession
of the leased premises. It is further agreed by the parties of the first and
second part that the covenant herein shall extend to and be binding upon
their heirs executors and administrators. It Witness whereof the said
parties of the first and second part have hereunto set their
