for and in Consideration of the sum of One hundred and Fifty Dollars
lawful money of the United States of America to him in hand paid by the
said party of the second part the receipt whereof is hereby acknowledged
hath granted bargained sold aliened remised released Conveyed and
Confirmed and by these presents does grant bargain sell alien remise re
lease Convey and Confirm unto the said party of the second part and
his heirs and assigns forever all those Certain Lots Tracts or Parcels of Land
Situate lying and being in Section 23 Township 10 South Range 15 East
in the County of Alachua and State of Florida and Known and descri
bed on the Town plan of Bartram in Alachua County aforesaid (which said
plan is duly recorded in the Public Records of the said County) as follows
Lots number Six and Seven in Block letter N fronting on Tulip Street
Together with all and singular the ways and waterways tenements here
ditaments and appurtenances thereunto belonging or in anywise apper
taining and the reversion and reversions remainder and remainders
rents issues and profits thereof. And Also all the estate right title
interest property possession claim and demand whatsoever as well in
law as in equity of the said party of the first part of in and to the same
and every part and parcel thereof with the appurtenances. To have
and to hold The above granted bargained and described premises with
the appurtenances unto the said party of the second part his heirs and
assigns to his or their own proper use benefit and behoof forever
and the said party of the first part for himself his heirs Executors and
administrators doth Covenant promise and agree to and with the Said
party of the second part his heirs and assigns that the said party
of the first part at the time of the sealing and delivery of these presents
is lawfully seized in fee simple of a good absolute and indefeasible
Estate of inheritance of an in all and Singular the above granted
bargained and described premises with the appurtenances and hath
good right full power and lawful authority to grant bargain Sell
and Convey the same in manner and form aforesaid. And that the
said party of the second part his heirs and assigns Shall and may
at all times hereafter peaceably and quietly have hold use occupy
possess and enjoy the above granted premises and every part and par
cel thereof with the appurtenances without any let suit trouble molesta
tion Eviction or disturbance of the said party of the first part his
heirs or assigns or of any other person or persons lawfully claiming
or to claim the same. And the same are now free Clear discharged
and unencumbered of and from all former and other grants titles
Charges estates Judgements taxes assessments and encumbrances of
Every nature and Kind whatsoever. And the said Samuel
Durborow for himself and his heirs the above described and here
by granted and released premises and every part and parcel there
of with the appurtenances unto the said party of the second part
his heirs and Assigns against the said party of the first
part and his heirs and against all and every other person
or persons whomsoever lawfully claiming or to Claim the Same
Shall and will Warrant and by these presents forever Defend
