all and every right, Title interest and claim, which they the said 
Widow and heirs of the said J.M. Arredondo, now have or at any future time 
may, can, or shall have, in the lands and premises, specified in the preceed
ing Deed of Conveyance, so far as I can legally do, by the Authority vested in 
me, by and under a Power of Attorney executed to me by the said P. Cocifacio 
in the City of Havanna on the 28th day of April 1825, and recorded in the 
Clerks Office of the County Court of St. Johns.  Book    Page

the subscriber Clerk of the County Court & Territory aforesaid and acknowledged 
the same to be his Acts and Deeds, for the purposes therein specified whereupon 
I committed them to record in Book H page 249.-

This Indenture made this Sixteenth day of September in the year of Our 
Lord, One thousand eight hundred and twenty eight Between Pedro 
Miranda of the City of Havanna in Cuba, by his Attorneys in fact Charles 
Robion and Waters Smith of the City of St. Augustine Territory of Florida of the 
first part, and Francis I. Fatio of the said Last City and Territory of the second part  
Witnesseth, That the said party of the first part, for and in consideration of 
the sum of Three thousand Dollars, to him in hand paid by the said party 
of the second part, the receipt whereof is hereby acknowledged, hath granted
