Know all men by these presents that I John J. 
Helvinston of the County of Alachua in the Territory of 
Florida in consideration of the sum of One hundred and 
Twenty five Dollars to me in hand paid by Jessie 
Carter of the County of Columbia in the Territory of Florida 
the receipt whereof I do hereby acknowledge, do by 
these presents, bargain, sell, convey and forever Quit 
Claim unto the said Jessie Carter, his heirs and 
assigns all that parcel or tract of land situated 
in the Town of Newnansville County of Alachua designated 
as Lot No Three (3) Range Number one (1) 
Block number one (1) on the Plat of the Town of 
Newnansville as filed and existing in the Clerk's 
Office of the County Court of said County with 
all the privileges and appurtenances thereto belonging
		To have and to hold the above granted 
premises to the said Jessie Carter his heirs and 
assigns to his and their use and behoof forever
	And I the said John J. Helvinston for 
myself, my heirs, executors and administrators 
do covenant with the said Jessie Carter his heirs 
and assigns, that the premises are free from all 
incumbrances made or suffered by me and that 
I will, and my heirs Executors and administrators 
shall warrant and defend the same to the said 
Jessie Carter his heirs and assigns forever against 
the lawful claims and demands of all persons 
to the same extent that the County of Alachua 
warrants Town Lots in the Town of Newnansville

Helvinston have hereunto set my hand and 
seal this 5th day of Dec'r 1844
