			On the sixteenth day 
of May 1823 before me Wm P. Van ness Judge 
of the District Court of the United States 
for the Southern District of New York came 
Perkins Nichols to me known, who being duly 
sworn did say that he saw Don Pedro Mirando 
by his attornies in fact Joseph Delespina and 
Philo Andrews, within named executor the with
in deed, and that he and Edward Eldridge sever
ally set their hands as witnesses to such execution
