all the estate, rights, titles, interest, Dower, and right of Dower, property, possession claim
and demand whatsoever as well in law as in equity of the said party of the first part
of, in, or the above mentioned and discribed premises, and every part and parcel thereof
with all the hereditaments and appurtenances, unto the said party of the second part
his heirs and assigns, to the sole and only proper use, benefit and behoof of the said
party of the second part, his heirs and assigns forever, And the said party of the
first part for himself his heirs, executors, and administrators, and for each and every
of them, doth covenant, promise , and agree, to and with the said party of the second part
his heirs and assigns, by these presents in manner and form following, that is to say
That at and before the ensealing and delivery hereof, he hath not at any time heretofore
hath done committed, executed or suffered any act or acts, being or things whatsoever
whereby or by means thereof, the said above mentioned or released premises or any
part or parcel thereof, now or at any time hereafter, can or may be in any will
impeached or incumbered in title, charge, Estate or otherwise howsoever, And also
the the said party of the second part, his heirs and assigns, shall and may at all
times hereafter, peaceably and quietly, have hold and Occupy, possess and
enjoy, the above granted bargained and described premises, and every part and parcel
thereof, with the hereditament and appurtenances, without any let, suit trouble
or molestation eviction or disturbance of the said Nathaniel Wells his heirs or
assigns, or any person or persons, whomsoever lawfully claiming or to claim
any estate, right, title or interest of, in, or to the same, by him or under him --

Be It Remembered, that on this thirtieth day of July one thousand eight
hundred and twenty three, personally appeared before me Wm P. VanNess District
Judge of the United States, for the Southern District of New York Samuel Storm
who being duly Identified to my satisfaction, by oath of Charles N. Lanford
known to me, and being duly sworn, deposed and said, that he knew Nath’l
Wells the grantor named in the within Deed, that he saw him sign, seal and
deliver the same, as his Voluntary Act, for the uses and purposes therein mentioned
and that he the said Samuel Storm, became a subscribing Witness thereto,
being thus satisfied of the due execution of the foregoing instrument & having
examined the same, and finding therein no material erasure or interlinations
