To Have and To Hold the above described premises, together with all
and singular the tenements, the hereditaments and appurtenances
to the same belonging or in anywise appertaining unto him the
said party of the second part, heirs and assigns forever.
And the said party of the first part does hereby fully warrant the
title to said land and will defend the same against the lawful
claims of all persons whomsoever, subject however to one mortgage
for $ 1000 which mortgage grantee assumes.

as the persons described in and who executed the above and
foregoing deed of conveyance and each severally acknowledged
the execution of said deed for the uses and purposes therein
set forth and contained. And the said Mrs. Maude C. Howard
the wife of the said Joseph B. Howard upon an examina-
tion taken and made by me separately and apart from
her said husband, did acknowledge before me that she
made herself a party to said deed and executed the same
freely and voluntarily and without compulsion, constraint
apprehension or fear of or from her said husband.
