in and to the property herein described; that the same is free of all
incumbrances; that she has a good and lawful right to sell
and convey the same; and that she shall and will forever warrant
and defend the title in the party of the second part and his heirs, and
assigns forever against the lawful claims and demands of all
and every person or claiming, or hereafter to claim the same.
