joined by Ida M. Bauknight, his wife, of the County
of Alachua, State of Florida, party of the first part, 
and Dutton Phosphate Company, a Corporation or-
ganized and existing under the laws of the State of
Florida, party of the second part.
Witnesseth:
        That the party of the first part, being the owner of
the parcels of land below mentioned, in consideration of the sum
of One Dollar, and other valuable considerations, paid by the
party of the second part to the party of the first part, the
receipt of which is hereby acknowledged, the party of the
first part has granted, bargained, sold and conveyed
and by these presents does grant, bargain, sell and convey
unto the party of the second part, its successors and assigns
a right of way for rail road or tramroad fifty feet
in with, being twenty-five feet on each side of the
center of the track of said rail road or tram road, over
and across the follow described lands, to-wit:
West Half of Southeast Quarter of Section four, in Township
Nine South, Range Sixteen East.
To Have and to Hold same unto the said party of the second
part, its successors and assigns so long as the said party 
of the second part or its successors and assigns may
need the same as a right of way: that Whenever said
rail road or tramrod shall be abandoned and the rails
and cross ties removed There from, Then This conveyance
shall become null and void. It is further mutually
agreed that should the above mentioned lands or
any portion Thereof be sold and the party of the first
part Thereto requests of the party of the second part
that Cattle guards be constructed Where fences cross
said railroad or tramroad then the party of the second
part shall construct such cattle guards. But the fences
crossing said railroad or tramroad must be fences
for practical purposes, such as to enclose band for
farming for instance. It is also agreed that in the
event there is discovered any phosphate or minerals
under the coil traversed by said rail road or tramroad
and it is the wish of the owner of the land to mine
said phosphate or minerals, on due notice from such
owner the party of the second part thereto agrees to
