containing one hundred and sixty one (161) acres
more or less To have and to hold the above de-
scribed premises together with all and singular
the rights and privileges immunities easements
and appurtenances thereunto belonging or in
anywise appertaining unto the said party of
the second part and his heirs as their absolute
property in fee simple forever and the said par-
ties of the first part for themselfs and for all
others claiming by through or under them or
either of them do covenant or agree that they are seized
of a good and indefeasible fee simple to the above
premises and that they have good right to con-
vey the same as they have conveyed the
same free and discharged from all incum-
brance and being of any and every nature
and description and that the said party
of the second part his heirs and assigns
shall quietly and peacibly enjoy the above
described premises against all persons what-
soever lawfully claiming the same. And
that they will at any and all times make
such further covenants conveyance and ass-
urance at the expense of the said party of
the second part as he the said party of the
second part his heirs or assigns or counsel
learned in the law may require. In testi-
