as has been sold therefrom by one Lavinia Noyes,
a former owner of said property; Together with
all and singular the tenements, hereditaments
and appurtenances thereunto belonging or any
wise appertaining, and to all of the right, title
and interest or claim whatsoever which the said
Testator in his lifetime or at the time of his death
had and which the said party of the first part,
by virtue of the said will or otherwise has in
and to said premises and to every part thereof.
To have and to hold all and singular the above
granted premises, together with the appurtenances
and every part thereof, unto the said J.C. Kelly,
party of the second part, his heirs and assigns
forever. And the said party of the first part, for
herself, her heirs, executors and assigns does
covenant, promise and agree to and with the
party of the second part that she is lawfully
the Administratix with the Will annexed, and
has power by virtue of said Will to convey as
aforesaid, and that she has in all respects in
making this conveyance, acted in pursuance
of the authority granted in and by said
Last will, and that she has not made, done
or suffered any act, matter in thing what-
soever whereby the above granted premises, or
any part thereof, are, shall or may be im-
peached or encumbered in manner whatsoever.
