That We U.D. Runkle and Mary D. Runkle husband
& wife of the aforesaid County and State, for and in consid
eration of Two hundred & twenty five $225.00 Dollars,
to us in hand paid by Charles A. Griffith of the County
of Alachua in the State of Florida the receipt whereof
we do hereby acknowledge, have granted, bargained,
sold and conveyed, and by these Presents do grant,
bargain, sell and convey unto him the said Charles
A. Griffith all that certain lot, piece, tract or parcel
of land situated, lying and being in the County of
Alachua, State of Florida, particularly known and
described as follows to-wit: Lot fifty three (53) in
Section Nineteen (19) Plat of Paradise as recorded in
Plat Book "A" at page four (4) Containing 10 acres the
same more or less, all of said described property be-
ing in Section 19 Twp 9 S. Range 20 East Alachua
County State of Florida, containing by estimation
ten (10) acres of land, more or less. Together with
all and singular the tenements, hereditaments and
appurtenances to the same belonging, or in anywise
appertaining. To Have And To Hold the same unto
him the said Charles A. Griffith and to his heirs, ex
ecutors , administrators and assigns, in fee simple ab-
solute. And we the said U.D. Runkle and Mary D.
do hereby covenant and agree to and with the said
Charles A. Griffith that we are lawfully seized in
fee of the property herein and hereby conveyed, and
that we have good and lawful right to sell and
convey the same; that the same is free from all
incumbrances of any kind whatsoever, and that we
will and our heirs, executors, and administra-
tors shall and will forever warrant and defend
the same unto the said Charles A. Griffith and to
his heirs, executors, administrators and assigns against
the lawful claims and demands of any and all per-
sons whomsoever, now claiming, or hereafter to claim
