of Thirty-five Hundred dollars, the purchase price
of said lots has been paid said deferred pay-
ments bearing interest at the rate of eight per cent
per annum, being evidenced by promissory notes
of Fifty Dollars each. In case of the failure of the
said party of the second part to make any of the pay-
ments or any part thereof, or perform any of the cov
enants on his part hereby made and entered into,
this contract shall at the option of the parties of the
first part be forfeited and determined, and party
of the second part shall forfeit all payments
made on this contract and said parties of the first
part shall have the right re-enter and take po-
session of the premises aforesaid without being
liable to any action therefor, it being distinctly un
derstood and agreed that if the party of the second
part shall pay to parties of the first part the sum
of Three hundred ($ 300.00) dollars the first year no
foreclosure proceedings shall within the first year be
commenced against the party of the second part
by the parties of the first part. It is mutually agreed
by and between the parties hereto that the time of
payment shall be and essential part of this con
tract and that all agreements and covenants here
in contained shall extend to and be obligatory
upon the heirs, executors and administrators of the res
pective parties. It is further agreed that party of
the second part shall keep the premises herein co-
nveyed insured in a good and responsible in
surance company in the sum of not less than
No-Dollars, said insurance being payable to
parties of the first part and all policies of insu
rance and any renewals thereof to be approved by
and deposited with said parties of the first
part and that said party of the second part shall
also pay me half taxes and assessments levied
upon said premises subsequent to the date of
this contract. In Witness Whereof the parties have
