And the said grantors, for themselves and their heirs and legal
representatives, covenants with said grantee, her heirs, legal repre-
sentatives and assigns:
That said grantors are indefeasibly seized of said land in
fee simple; that said grantors have full power and lawful
right to convey said land in fee simple, as aforesaid; that it
shall be lawful for said grantee, her heirs, legal representatives
and assigns, at all times peaceably and quietly to enter upon,
hold, occupy and enjoy said land; that said land is free
from all encumbrances; that said grantors, their heirs and
legal representatives, will make such further assurances to
perfect the fee simple title to said land in said grantee, her
heirs, legal representatives and assigns, as may reasonably be
required; and that said grantors do hereby fully warrant the
title to said land and will defend the same against the law-
ful claims of all persons whomsoever.

I Hereby Certify That on this day personally appeared

his wife to me well known to be the persons described in and

to me to be the wife of the said G.L. Pendaris on a separate
and private examination taken and made by and before me,

of renouncing, relinquishing and conveying all her right, title
and interest, whether of dower, homestead or of separate property,
statutory or equitable in and to the lands described therein, and
